Which bank will actually approve me?
Is 8.9% a good rate, or can I get lower?
My CIBIL is 712. Does that rule me out?
They’ve asked for more documents again. Why?
I’m paying 9.4% on my current loan. Can I switch?

Questions borrowers ask us
Is Unbias free to use?
Yes. Comparing offers, applying and working with an advisor costs you nothing at any stage. Any fees you pay are the lender’s own charges, such as processing fees, and your advisor lists them before you commit.
Which lenders do you work with?
More than 20 banks, NBFCs and housing finance companies, including State Bank of India, HDFC Bank, ICICI Bank, Axis Bank, Kotak Mahindra Bank, IDFC FIRST Bank, IndusInd Bank and LIC Housing Finance.
Will checking offers affect my CIBIL score?
No. Seeing your offers uses a soft check, which does not affect your credit score. A lender runs a full check only after you choose to apply with them.
How long does a home loan take?
With complete documents, approval can come in 3 to 5 working days. It depends on the lender and the property, and your advisor will tell you what to expect for your case.
What documents will I need?
Usually PAN and Aadhaar, address proof, income proof (salary slips and bank statements, or ITRs if you are self-employed) and the property papers. Your advisor sends you the exact list for the lender you pick.
Can I apply with informal or cash income?
Yes. Some of the NBFCs and housing finance companies we work with lend to borrowers with informal income. Your advisor will match you with them.
